CITY OF KAMLOOPS – New pricing posted on four Royal Avenue properties

The City of Kamloops Real Estate Division has announced new pricing for four residential semi-waterfront lots for sale on Royal Avenue.

In a news release, the City says the lots are adjacent to the Rivers Trail and have a direct view of the Thompson River. They are a short walk or bike ride from McDonald Park, McArthur Island Park, Overlanders Beach and are near shops, restaurants, services, and transit along the Tranquille Corridor.

The lots are fully serviced with municipal infrastructure and are ready for construction. They were released to the market in 2024 as part of the City’s efforts to make high-quality residential sites available in response to strong housing demand.

“Four of the original five lots remain available, and new pricing of $369,000 per lot reflects an updated appraisal completed in 2026,” says the City. Sale proceeds will go into the Land Sales Reserve, which funds other real estate opportunities for the City.

“In addition to the new pricing, the readiness, location, and development potential of these lots provide an attractive opportunity for anyone looking to build,” said Linda Waterfall, the City’s real estate supervisor.

Lots may be purchased privately. A commission will be offered to licensed realtors who deliver a successful offer. Photos of the lots, property information documents, and detailed instructions for making an offer for the Royal Avenue lots are available at Kamloops.ca/RoyalAvenue.

  1. Reading between the lines:

    – they didnt sell for $360-375k, no one bit in a few years now.

    – so city drops them to $369k,
    – which means they averaged the price … thats all.
    – and its unlikely anyone is going to bite on that price either.

    – each lot is as wide as a 5 year old can throw a baseball, if they are good at it.

    – aaand the location in the flood zone means units must be built with living areas 8-10 feet above grade. Not a huge market for an ultra thin house full of stairs.

    This was the spot that was part of that Spirit Square land swap deal with Arpa Investments in 2018 – and the city sub divided this Thrupp Manor spot into 5 properties and rezoned them as low density residential in an attempt to recoup the cost of this land swap … that they lost out huge on by giving away Spirit Square, which turned into a very profitable development that the City could have gotten cash for the land from Arpa … who was stuck with the worthless Thrupp property.

    … in other words … the City got took on a dumb deal to start with, then handled the Thrupp property poorly, creating lots no one wants for the abysmal price they are asking for, and is left holding the bag … again.

    … but that’s ok, that was a previous Council.

    After many years on the market with no takers…overpriced small lots in a so-so area of the city.
